Most contractors require sufficient area for their standard excavating equipment as well as conventional underpinning equipment and bored pier equipment. When there is no available working room, whether it be from lack of site space or limited access or if the area is surrounded by properties, most contractors will simply leave the job.
At Harman Contracting, we do not have to leave the job! We have specifically invested in the tools needed to perform limited access foundation work with our purpose-built equipment and trained crews along with years of experience performing underpinning, screw piling, micropiling, and excavation work in areas that are typically considered impractical by other contractors.
If you have been told that you cannot have your property underpinned due to limited access, contact us today to get a second opinion before accepting that decision.
Access limitations are common throughout Melbourne due to the nature of the city’s building environment and housing stock. Many inner-city properties consist of Victorian and Edwardian terrace homes with shared party walls, compact rear yards, and extremely limited access to the rear of the property. In many cases, the only access route is a narrow side passage that is barely wide enough for a person to walk through.
These are also some of the properties most likely to experience foundation issues due to their age, original timber stump construction, and Melbourne’s highly reactive clay soils. As a result, limited-access foundation work is something we encounter regularly.
Typical properties and situations where foundation work requires limited-access solutions include:
Harman Contracting has the equipment necessary to perform limited access work that most contractors would decline to do as a result of their investment.
The mini excavator that we own has been built specifically for use in limited access areas to install foundations. The size of it is well-suited for proceeding through a standard width side passage and for using under restricted subfloor conditions; but it is also very accurately capable of performing accurate excavation work in restricted access areas without requiring as much clearance as a standard commercial construction plant.
In addition, we have compact screw piling rigs and micropiling equipment that are able to be broken down into small enough parts to allow for transportation through restricted access points to then be reassembled on-site, to work deep foundations in places where standard-sized rigs cannot go.
The personnel we have working with this type of equipment have been specifically trained to carry out the same quality of work that we provide on new sites, but in much more restricted areas.
In Melbourne, we utilise a range of mini-excavators and specialised compact underpinning equipment designed specifically for limited-access sites. This allows us to carry out conventional pier underpinning in locations where standard machinery cannot operate. Each pier location is excavated carefully, reinforcement is installed to engineering specifications, and concrete is poured to create permanent foundation support in areas that many contractors consider inaccessible.
We carry out limited-access underpinning on:
Compared with traditional underpinning, screw piling is already a non-invasive method of foundation construction but when working in restricted areas, the benefits of using screw piling methods only become greater! Our compact screw-pile installation equipment can be configured to work with limited clearances, therefore making it one of the most efficient solutions available in difficult areas where large-scale excavation isn’t feasible.
Screw piles can be placed through restricted areas; under low-height floors and inside commercial buildings where there is existing equipment; as they don’t produce any significant waste or require removing large amounts of soil by fundamental methods – The installation of screw piles will take much less time than using traditional methods, thus reducing any associated disruption times on-site where there may already be issues with access.
Sometimes the challenge is not the foundation method itself, but simply gaining access and carrying out excavation in areas where conventional machinery cannot operate. Subfloor excavation for underpinning, drainage works, basement construction, and other civil excavation projects in confined spaces require specialised equipment and experienced operators.
Our mini excavator is specifically suited to limited-access excavation work and can:
Fitzroy, Collingwood, Carlton, Richmond, South Melbourne, Port Melbourne, Northcote, Brunswick and Footscray are very ‘high density’ suburbs with many old buildings and therefore, the presence of reactive clay soils, old timber stumps or club footings along with lack of space makes any foundation issues in these types of properties very difficult work.
We work in these types of buildings very frequently. We know that inner-city Melbourne has limited access to most properties; we have the right type of machinery and equipment for this type of work; and we have the experience to carry out work exactly to specification safely and effectively no matter how little space there is to do it in.
In Melbourne, it is common to find heritage homes and limited access situations at the same time. Suburbs with the most heritage homes are also those with the least amount of access available; for example, narrow side passages, shared party walls and small backyard areas are all common characteristics of Melbourne’s stock of heritage homes.
Fortunately, both limited access and sensitivity to heritage are two challenges that we have experience in overcoming together. Since our equipment is small in size, disruptive impacts on the surrounding property and on the actual structure itself are reduced significantly. Furthermore, we select our methods based on ensuring minimal vibration at the times when heritage items are going to be protected; our employees are all very experienced working with great care and accuracy in areas where the margin for error is very small.
Limited access to foundations is not just a challenge for residential buildings, but also for commercial buildings. There are many access barriers that affect commercial and industrial buildings when foundation work must be performed while the building is operational.
While performing foundation work in a commercial or industrial building, you need to work around existing machines, racking systems, production equipment and finishes, so special equipment must be used to perform the work. Additionally, you must have operators who are experienced and understand the environmental conditions they are operating within. Foundations in commercial and industrial buildings are a limited access project for our company in Melbourne. We will plan all aspects of the project to ensure that the least amount of disruption occurs in the surrounding operating area, while delivering a complete and lasting repair to the foundation.
